Looking into new Soulard studio space

The one big drawback of my current studio is that it is not located in a very visible place. There is no street traffic, so I can't draw in clients unless they are already looking for me. Because of this, I have been looking for new studio spaces with a greater street visibility. Yesterday, I found an online listing for a studio space in the Soulard area. From the description and photos, it looks like an amazing space. With 5000 square feet, this will accommodate larger family portrait groups. And with an outdoor courtyard, this will provide many more senior portrait settings. Below are the listing photos, I will be touring the property next week to see if I want to negotiate a lease on it.
